Our experienced team of real estate lawyers counsel clients on:
Planning, Zoning and Municipal Land Use Approvals
We represent our clients before municipal governing bodies, planning and zoning boards and commissions, design review boards, historic preservation and environmental commissions and other local governmental bodies to secure the necessary permits and approvals for development projects.
State, County and Regional Regulatory Requirements
Our lawyers work effectively and cooperatively with government officials at all levels. In addition to municipal land use work, our real estate attorneys also advise clients regarding compliance with state statutes and regulations affecting land use and we guide clients through the maze of permits and approvals required from state agencies, counties and regional authorities with jurisdiction over land development.
Redevelopment
Our team is well-versed in navigating the often controversial processes of obtaining blight designations and of designating areas in need of redevelopment. Once an area is designated, we work with our clients and their design professionals on redevelopment plans and design criteria that conform to the zoning and land use ordinances and regulations for these redevelopment zones.
Incentives
Among the many other aspects of our real estate practice that implicate issues of taxation, we regularly counsel clients regarding the myriad of local and state tax incentive, grant and financing programs that are available to developers, owners and tenants to help finance projects. We assist clients in securing tax exemptions and abatements and in negotiating and drafting payments in lieu of taxes, including those secured by bond financing.
