Michael San Giacomo is a partner in the Real Estate Practice Group, where he focuses his practice on all aspects of commercial real estate.

Acquisition and Disposition. Michael counsels investors, developers and other clients on the purchase and sale of all types of commercial real estate. Michael recently represented a client in connection with the acquisition of a 30 property portfolio of office and retail facilities throughout the eastern United States and assisted a client with the acquisition of an industrial park in Warren County, N.J. Michael also counseled an investor in connection with the sale of an 80,000 square foot retail property in a regional power center.

Leasing. Michael represents landlords and tenants in all aspects of real estate leasing, including office, industrial, retail and ground leases. Michael’s broad leasing experience includes representing a developer in connection with the leasing of a 250,000 square foot warehouse facility. Michael recently represented a landlord in the leasing of approximately 18,500 square feet for a medical and surgical facility and is currently representing a subtenant in connection with the subleasing of approximately 60,000 square feet of office space.

Financing. Michael represents borrowers in connection with a variety of real estate financing transactions, including construction and permanent financings, refinancings, credit lines and loan assumptions. Michael recently closed a $20 million construction loan on behalf of a developer of a medical office complex. Michael also represents a major bank in connection with financing transactions secured by real estate mortgages.

Other Matters. Michael also represents clients in a variety of other matters relating to commercial real estate, including the formation of commercial condominiums and the negotiation of joint venture agreements, construction and development services contracts, and brokerage agreements. Michael also assists clients in performing tax deferred exchanges of real property.

Education. Michael graduated, magna cum laude, from Seton Hall University School of Law in 1999, where he was an articles editor of the Seton Hall Law Review. Michael was also the recipient of the Raymond del Tufo Constitutional Law Award. Michael received a bachelor's degree in government from The College of William and Mary in 1996.

Bar Admissions. Michael is admitted to practice in New Jersey and New York. Michael is a member of the Real Property, Probate and Trust sections of the American Bar Association, the New Jersey Bar Association and the New York Bar Association.
